The brochure and fact sheet outlines your available space, the property location, rates, lease terms and offering price while conveying property highlights.

The initial plan for the property will be to make the entire market, both locally and regionally, aware of the opportunity. COMPREHENSIVE OFFERING PACKAGE
We will design a Comprehensive Offering Package, to be confidentially distributed to qualified and seriously interested prospects. These packages give an executive summary or background of the property, detailed property facts relating to nearly all relevant components or physical attributes of the land, traffic counts, area maps and aerials, site plans, tax and operating information, city government information, demographic profiles and all other pertinent documents relating to the property. These will also be converted to electronic PDF format for convenient distribution via e-mail.
The email will be sent to a qualified list of prospective buyers and tenants as well as active commercial brokers. We will target businesses that are the most likely candidates based on business type, utility and proximity.
WEB BASED MARKETING
- Upland is on the cutting edge of technology and “e-marketing” through our use of websites, e-mail and electronic marketing materials.
- All marketing materials will be downloadable and in email format. Upland is environmentally friendly and tries to minimize the use of paper whenever possible.
- The property will be listed as available in multiple internet locations including:
- www.mncar.com- Upland will prepare a broadcast email, which will be sent bi-monthly to the Minnesota Commercial Association of Realtors, (MNCAR).
- www.upland.com- We will include the property on our Web Site (Exhibit F), to ensure maximum exposure. Our web site also allows access to documents and information 24 /7 to prospective tenants and brokers.

ADVERTISING
Advertisements can be placed in local, regional and national print media on a case-by-case basis and as deemed appropriate by seller/landlord. Such print ads are subject to availability and are not a normal marketing expense. Our in-house marketing team will design and produce ads at no charge; however the cost of media insertions will be at Owner’s expense. Some examples may include:

ECONOMIC DEVLOPMENT AGENCIES
Contacting key government officials and other community organizations that have contact with companies relocating is very important.
PROSPECT PROPERTY TOURS
Upland will schedule and accompany potential buyers or tenants on physical tours and/or inspections of the property. The tour emphasizes the prospects specific needs as it pertains to this project.
SIGNAGE
Signage will be strategically placed to ensure that neighboring prospects and “drive by prospects” are aware of the leasing/sale opportunity.
PROPOSALS AND RFPs
We will draft responses to prospective brokers, tenants and buyer requests for proposals with your approval. We will use this format to sell the features and benefits of the property versus other properties we might be competing against.
FINANCIAL EVALUATION OF PROPOSALS
Based upon your financial guidelines in evaluating lease/sale transactions, Upland will do a complete financial analysis of the lease/sale proposal. After the evaluation, Upland will make specific recommendations regarding the transaction.
LEASE/SALES NEGOTIATIONS
Upland will assist you in the lease/sales negotiations and counter proposals, which may include review of potential buyers or tenant’s financial statements. Specific lease/sales agreement language, and other pertinent business terms, will be discussed
PROVIDE CONTINUING SUPPORT
