A common mistake in analyzing demographics surrounding a property is using radius demographics, which do not take into account simple geographical boundaries such as rivers, bridges, freeways, etc. Basic 3, 5, and 10 minute drive time demographics are just as simple to pull, but they are a much more accurate depiction of consumers shopping at a specific location.

In the picture above, the red, green, and blue shaded areas represent 3, 5, and 10 minute drive times, respectively, from the Mall of America. It is notable to mention that these areas vary greatly from the rings, which have radii of 1, 3, and 5 miles.
